There’s dozens of great reasons to want to own a home or condo in Los Cabos. What exactly are the things that draw you and yours in? Is it the beaches and warm ocean waters that draw you? If so, being on or near a swimmable beach may be number one on your list of wants and needs. Perhaps your family loves to golf in which case a place on a course with access to club membership and deals on green fees is tops. Are you an avid fisherman? Then looking for marina adjacent properties may be where you need to start. Love to offroad? Well, you’ll want to look for a place with room to store your toys, right? Whatever the particular draw is for you, we suggest you start a list of the top ten things you intend to do when you’re here in Los Cabos and share that with your real estate agent.
One thing about Los Cabos is the different types of neighborhoods from which to choose. There’s the hustle and bustle of the downtown and marina area of Cabo San Lucas versus the quaint and slower-paced lifestyle of colonial San Jose. Between the two cities lies the corridor with its many golf course communities where you’ll be more isolated but also benefit from the quiet that comes with that isolation. Further up the coast on the Sea of Cortez is where you’ll find the newer developments of Puerto Los Cabos with its world-class marina and the lesser populated and developed East Cape communities of Buena Vista, Los Barriles and La Ribera.
Move north along the Pacific coast of the peninsula from Cabo San Lucas to Pescadero and Todos Santos and you’ll once again find mile after mile of raw desert and coast dotted with single family homes on larger parcels as well as newer condo/villa developments at Cerritos Beach. There is yet to be any marina developed along the Pacific but there are quite a few new golf including Rancho San Lucas, Diamante, and Quivira.
Taking the time to tour the areas that make up Los Cabos will payoff when it comes to finding just the right spot for you.
Is this an investment? Are you retiring? Do you just want your own place to stay for family vacations? Are you a snowbird looking to get away from cold winters? Will you need to rent when not using it? All these factors play a big role in why you’re buying and they also have a key part in whether or not the end result will satisfy or exceed your expectations.
Wanting to buy and being ready to are often two different things. Being ready to buy means you have sufficient cash on hand to make the purchase as real estate financing in Mexico is very, very limited. When financing is available, it’s usually short term (5-10 years), comes at a higher than expected interest rate, and, is usually offered by a private seller or direct from the property developer. Most financing by developers will be pre-construction offers so keep in mind the time it will take from purchase agreement to construction completion and move-in.
Ideally, you’ll be a cash buyer who can make a deal quickly. Why? The better positioned you are to close the deal the better the chance of getting it for the price and terms you offer as opposed to what the seller or developer demands. Just like any real estate market in the world, cash is king.
Once you given proper consideration to all the questions we’ve proposed here, it’s time to find your agent. Los Cabos has no shortage of agents and many of them are highly qualified, diligent and trustworthy. The best advice we can give you when selecting a buyers’ agent is to interview a few before you make the final call. You’ll want to find one that makes you feel comfortable while aggressively seeking out properties that fit your needs. Take the time to ask for references and give extra weight to agents that allow you to speak with other clients they’ve recently served. Ask for background information including how long they’ve been working in Los Cabos real estate but don’t disqualify newer agents solely on that criterion. Do your due diligence and check out potential agents and brokerages online for issues that others may report or for testimonials that are verifiable. A buyers agent in doesn’t cost you a thing but finding the right Cabo real estate agent can payoff big in that they’ll find the right place, at the right price and assist you from offer to successful closing.
